New business complex coming to city of Westlake Village

Westlake Village City Council members recently approved a new project for a highly visible location. The Westlake Landmark Development Project will be a two-building, three-story office complex.
IDS Real Estate Group of L.A. acquired the 11-acre site between the 101 Freeway and Russell Ranch Road, designating it for the Westlake Landmark project. The developer initially brought the proposal to the city in February. The complex will include two restaurants.
Initially, council members were dissatisfied with the design and office building concept. They asked IDS to consider developing a retail facility instead.
After examining the shopping center idea, IDS and city planners found several obstacles. The traffic problems were impossible to solve, they said, and they agreed to stick with the office complex.
David Saeta of IDS gave a detailed presentation during the recent meeting, describing how the project evolved.
The new design incorporates energy efficient technology throughout entire complex. Both buildings will have a total of 180,000 square feet. The height for both of the three-story structures will be 47 feet.
Saeta presented the revised design elements, color schemes, parking lot designs and landscape plans.
The city of Westlake Village, unlike other municipalities, does not have an arts in public places program. These policies usually require developers to donate art for the good of the community.
As a bonus for the city, Saeta pledged to donate money to an arts program (between $75,000 and $125,000).
The funds will enable the purchase of a piece of art to be displayed outdoors near the Westlake Landmark office complex.
